Submitted electronic plans, submitted reports, staff review letters and general project information are available via the City's online portal. Visit the City Portal, click on "Planning Department Status and Fees" and type in the application number, project name or address in the search field.

Development Process Overview

Most projects including additions, redevelopment, and new development require City permitting and review.  Based on the scale, land use, existing conditions, and previously approved plans, a project manager can guide the necessary reviews, steps and requirements for a project.

The Plan Services Division of Development Services is comprised of three groups:

  • Codes Administration - reviews all construction documents to ensure Building and Fire Code compliance prior to approval of building permits and permit issuance.
  • Current Planning - provides support to the development community through administration of the Comprehensive Plan, mapping, subdivision plat review, home business occupations, variances, development review and the annual department reporting.
  • Development Engineering - provides the engineering services needed to support quality growth and development in the community. It provides review of residential development plans for infrastructure (sanitary sewers, water mains, stormwater systems, streets and traffic controls) sufficiency, serviceability, compatibility and integration with existing facilities.
  • Project Management - If a projects includes more than one discipline it is assigned to a project manager. Project managers act as the primary communication and coordination personnel between the City and the applicant. A project manager follows a project from initial Pre-Application Meeting to Final Certificate of Occupancies and project completion.
