Demolition or Move Permit

Demolition Permit

The demolition of structures and buildings, partial or complete, shall require a demolition permit. The removal of one-story detached accessory structures used as tool and storage sheds, playhouses, and similar uses, provided the floor area does not exceed one hundred twenty (120) square feet does not require a demolition permit.

To obtain a demolition permit, the following steps must be followed:

  1. Submit a completed demolition permit application.
  2. The applicant/permit holder shall furnish a certificate of liability insurance for personal and property damage in a minimum amount of $100,000 injury each person, $300,000 each occurrence, and $50,000 property damage.
  3. The applicant/permit holder must have a valid business license from the City of Lee’s Summit.
  4. For complete demolition of structures the water, sanitary, gas and electric services must be properly abandoned and approved by the appropriate utility company prior to issuance of a permit for complete removal of a structure. A right-of-way permit must be obtained from the City of Lee's Summit for the abandonment of the water and sanitary services. The work must be completed and the permit closed prior to issuance of the demolition permit. Appropriate documentation from the electrical and gas companies documenting proper abandonment must be submitted.

Demolition permit applications shall be submitted to DevTech@cityofls.net. If all requirements are met, the permit can be issued at the time of application. The permit fee is in accordance with the City of Lee's Summit, Missouri Fee Schedule.

The applicant shall remove all rubbish and materials and fill excavations to existing grade so that the premises are left in a safe and sanitary condition and can be maintained in accordance with the property maintenance code within 28 days from the date of demolition. Demolition permits are valid for a maximum time period of 60 days from the date of issuance.

Move Permits

A permit is required to move any building or structure having a floor area of 200 or more square feet, upon, across or over any highway, street, alley or sidewalk in the city. Buildings or structures moved into or within the jurisdiction shall comply with the adopted code for new buildings or structures. No buildings shall be moved to any location within the City of Lee’s Summit, until a foundation for the structure has been constructed.

Move permits are generally processed within five (5) working days and the permit fee is in accordance with the City of Lee’s Summit, Missouri Fee Schedule. To obtain a permit to move a structure, the following steps must be followed:

  1. Submit a completed move permit application.
  2. The applicant/permit holder shall furnish a certificate of liability insurance for personal and property damage in a minimum amount of $100,000 injury each person, $300,000 each occurrence, and $50,000 property damage.
  3. The applicant, if other than the owner, shall file with the application a written statement or bill of sale signed by the owner, or other sufficient evidence that he or she is entitled to move the building or structure.
  4. The applicant/permit holder must have a valid business license from the City of Lee’s Summit.
