Miscellaneous Permits
Permits are required for the installation of in-ground lawn sprinkler systems. To obtain a permit for an in-ground lawn sprinkler, please visit our CityView Online Portal to apply. The following steps must be followed:
- Applicant submits a signed and notarized “Release for Lawn Sprinkler System in City of Lee’s Summit Right of Way (Residential or Commercial)". Please note that this form must be signed by the property owner if on residential property or corporate officer if on a commercial property, NOT the sprinkler contractor.
- Applicant submits a copy of the plot plan that shows where the sprinkler heads will be located.
- Upon receipt of this form, Development Services staff will calculate the permit fees and the permit will be issued through our online portal. The permit fee will be due at this time.
- Upon issuance of a building permit, certain inspections are required so that compliance with the building code may be verified.
Residential Fences
- Permits are not required for fences. Fences in residential zoning districts are limited to 6’ maximum height in the rear and side yards (behind the front face of the house) and 4' maximum height in the front yard. Residential fences may not be constructed with barbed wire and may not be electrified. The finished side of the fence must face outward toward adjoining properties or streets. Fences may be constructed to the property line. For restrictions on fencing in the front yard, contact Development Services at 816.969.1200.
Commercial Fences
- Commercial Fences require a permit when over 6’ in height and must be completely designed by a licensed architect or engineer. Note: Fences over 6’ in height must be approved by our Planning staff.

Permits are required for re-roofing of structures. To obtain a permit for re-roofing a structure, the following steps must be followed:
- Submit a “Re-Roof Permit Application” through our CityView Online Portal. If you are submitting an application for a wood shake roof – proof that it is at least a class “C” fire retardant roof will be required.
- Upon receipt of this application, Development Services staff will review and approve the permit through the online portal. The permit fee of $50 will be due and the permit will be issued at this time.
- Upon issuance of a building permit, a final inspection will be completed so that building code may be verified.

Permits are required for all solar panel installations. Please email the application document only to devtech@cityofls.net. Once the application is received, a link will be emailed to the applicant's email for document upload.
- If you are repairing or replacing an existing electrical service, please visit the CityView Online Portal to apply for your permit.
- If you are repairing or replacing an existing water or sewer line, please visit the CityView Online Portal to apply for your permit.
- If your water or sewer lines need repairs in the City right-of-way, an additional permit will be required through Public Works. Public Works can be reached at 816.969.1800.
Note: In order to apply through the CityView Online Portal for any of the above permits in this section, select the permit type "Repair, Replace, Upgrade." This will generate more attribute fields with the "Type of Permit" dropdown to select Electrical Service, Sewer Service or Water Service to continue.
- If you are replacing an entire mechanical system unit, please visit the CityView Online Portal to apply.
- Permits are not required for repairs to mechanical systems.
Note: In order to apply through the CityView Online Portal for any mechanical permits, select the permit type "Repair, Replace, Upgrade." This will generate more attribute fields with the "Type of Permit" dropdown to select Mechanical to continue.
