Residential Third Party Inspections
Residential inspections performed by a third party are accepted for foundation, foundation wall, footing, and framing inspections. Third-party inspections may be submitted through the CityView Online Portal or emailed to devtech@cityofls.net. The Third Party Inspection Form must be submitted within 48 hours after the inspection.

Site Development and Subdivision Permit Inspection Process
Contact your assigned Field Engineering Inspector at 816.969.1200 at least 2 business days prior to the onset of construction. The inspector will meet you on site, deliver the approved and signed plans, and issue the permit to you.
Sanitary Sewer Third Party Camera Inspection
Camera testing of Sanitary Sewer mains may be completed by an independent camera operator, with the results submitted to Water Utilities. The Sanitary Sewer Video Inspection Policy outlines the requirements of each party involved in the process and the camera testing requirements. The Manhole Inspection Form must be completed for each manhole on the project and submitted with the testing results, as described in the policy.

Special Inspections
Where an application is made for construction, the owner or the registered design professional in responsible charge, acting as the owner’s authorized agent, other than the contractor, shall employ one or more approved agencies to provide special inspections and tests during construction on the types of work specified in Section 1705 and identify the approved agencies to the building official. These inspections are in addition to the inspections identified in Lee’s Summit Code of Ordinances Chapter 7. (See code section for exceptions).
When requested, you will be required to provide a statement of special inspections/letter of responsibility from the company contracted to perform special inspections.
Note: Receipt of the final, approved inspection report must be received prior to occupancy.

**Special inspections are not to be confused with 3rd party inspections, which are when an approved agency performs inspections normally performed by Lee’s Summit staff.
